Hearts home win on cards as 'tower' hotel gets go-ahead

HEARTS bosses say their nine-storey £51 million Tynecastle development has been given a boost by the go-ahead for the controversial Haymarket tower.
Following approval of the "spaceship" 17-storey hotel last week, officials within the Gorgie club believe it seriously improves their chances of getting the green light for their own project.

The redevelopment is just over half the size of the £200m Haymarket complex and would see the capacity of Tynecastle increased. It would also mean the pitch was eligible to host European matches.

In addition, a two-tier 10,000-seat stand would incorporate offices, flats and other facilities.

But there had been doubts how the application would be received by the council when it comes to be decided on later this year, after the local community council objected and the police said it may even become a terrorist target. The fact that the planning department is considered to be cautious on such applications anyway does not work in favour of the club.

However, now that the Haymarket development, barely a mile away, has been approved, the club is believed to be extremely confident their development will be accepted.

Considering it is less central and much smaller, officials think it would be near impossible for it to be turned down because a precedent has now been set.

It is understood the acceptance of the project was warmly welcomed in the corridors of power at Tynecastle, and almost assures the development of success, especially considering the club has been working closely with the council since the application was lodged in January.

A club spokesman said: "Naturally we are aware of other new developments in the city, but we certainly wouldn't want to prejudge the outcome of the councillors' view on our own planning application. However, we did note that the development got the go-ahead for Haymarket and as such it does give us confidence in our own plans."

Gorgie Dalry Community Council told the local authority it thought the plans were "overpowering" and said there would be a lack of parking on match days.

They also complained the new 23,000-seater stadium would no longer be set back in behind Gorgie Road, but would instead be right on the main street, adding that in an emergency situation not enough space would be available for vehicles and people.

As well as the terror threat, police said they were worried by plans for an underground car park which would have to be of the "highest possible standards".

The project will be mostly funded by Ukio Bankas – which belongs to Hearts owner Vladimir Romanov. It would boost the current capacity by around 5000.

A council spokeswoman said: "This application is currently being processed. It will be considered by the planning committee in due course."

What some folk don't realise is that the council and varied neighbours of Hearts all have agreements/contracts already in place with Hearts just waiting for a final signature.
Vlad keeps on putting off the signing of these documents as each time the pen is about to go on the paper he tries to change things at the last minute - basically chancing his luck on a number of squeezing blood out a stone points.
The whole deal could have been complete months ago. The varied parties are bemused by his lack of professionalism and lack of courtesy.

Vlad thinks that business deals are the same here as in Eastern Europe - WAKEY WAKEY VLAD.GET THINGS MOVING.

One common denomenator in each contract is a clause that is making the Russian balk at signing ..........one that is not too hard to guess and makes myself and others more than a fair bit worried.

Gorgie Dalry Community Council?

Well I used to live in Gorgie Road and I'm sorry but if one of the members of said council would like to come on here and comment it would be most enlightening... The first thing i would like to ask them would be: How far into degrdation and decline are you willing to ley Gorgie Road fall before you start encouraging the development of the area.

The amount of cash spent in the last ten plus years in Leith and Granton has seen these places dragged up from frankly rather disgracefull areas into the modern age.

Gorgie Road is now an absolute hole, a toilet covered in graffiti, boarded up shops, permenant scaffholding, decrepite roads and a sharp rise in crime.

How the hell the GDCC can possibly object to someone actually bothering to see some potential in the area and offering it a BADLY NEEDED shot in the arm I have no idea, they have sat there and seen how far the one time nice little community has fallen and they think that this development would be detremental to the place... Are you kidding me? Gorgie is beggining to be an embarassment of the west of Edinburgh and to sit back and claim that more human traffic to the struggling businesses and new jobs and residencies, not to mention a facelift to the very heart beat of the community (the 130 odd year old football club that is proud to call it it's home) by demolishing the unsafe firehazard old stand and replacing it with a modern, neat and safe one is quite unbelievable!

The mere fact that we outsold you at Hampden and the huge gaps in your support at that neutral venue when we sold out our entire allocation means it is not even open to debate.

As for neds... Well that is exactly what making such stupid claims as that one makes you look like.

The Hibs support is full of Neds, if you really want to try and deny it then perhaps discouraging them from running down the steps of the Roseburn stand pretending they are hard in their fake Burberry caps would be the best place to start.

It kind of makes out that these are complaints from the local council people but in reality they are just points of issue regarding every single aspect of the new stand from top too bottom, every little detail scrutinised to the extreme.

Nothing that would hinder in the construction of the stand and these things are highlighted as a potential negative but it sounds like it could be closer to reality and Tynecastle will be very impressive when it's built.

Paranoia is when you have delusions of grandeur, as in "Hibs were invited to the inagrual European Cup but they must have been rubbish because it wasn't Hearts who were invited." Paranoid as in "s soon as you played a decent team you were horsed" as though you know anything about it, which you plainly don't.

Funny when you think about that Hearts being the Big Team yet no-one thought to invite them.

Anyway you never answered the other part - which "others" knocked back an invite. Only Chelsea did so that's "other" - singular. Jenny MacArthur has you sussed anyway.

I also missed out the FACT that if it was not for Hearts there would be no Hibs....The SFA wanted them kicked out of the league and actually banned them in 1929, Hearts however fought their cause against the SFA and played several illegal games against Hibs. As far as i know Rangers actually helped them as well to a slightly lesser extent, but played against them as well.

Am i not right in thinking in other ventures like boltons reebok that reebok financed a large portion of the new stadium in return for naming rights. Vlad could possibly be looking at a deal like this for the stand part of it anyway.

I said the stand part of it anyway. The whole project including hotel etc is 51million. The stand itself is between 8-10 million

And if you knew anything about advertising, then you would know that a company investing money into having a football stand named after them would be beneficial as opposed to putting that money into contracts which expire in less time or paying for other forms of advertising...

Saw that on the Hearts website when the plans for the stand came out, this was a way of part funding it by giving a company the name of the stand as sponsorship.

It works for whole stadium developments like arsenal and bolton, but usually stands are named after deceased legendary players. It could work with the stand planned being a bit different from the norm with everything else attached. Almost a new stadium in it's own right.

There is as much chance of Hearts gettin their new stand as there is Hibs...Lets face it you want to talk about smokescreens Hibs say they may start work in January but this was only to encourage more ST sales as according to someone on here who does have knowledge of planning consent or building regulations Hibs have not even applied for some building application yet (Not the planning application) but something you need when you are due to start constuction work, and this takes approx 12 months to be granted. So your'e looking at next summer at the earliest.

Will we talk about finances since you like every other hobo seem so clued up on them, Why tell us for long enough the financing for your new stand is n place, when it has been admitted by Petrie and co it isn't, thus the possible buy a brick scheme to raise funds towards it. If funds are not raised does this mean Hibs going back into debt again?

But getting back to the new stand etc. ever heard of the planner's maxim "All applications are judged on their own merits".
Just because the Haymarket application is approved does not mean anything. Gorgie is not city centre and there are severe daylighting issues concerning the lower Mcleod Street flats and many classrooms of the new school.
I can't see the Council spending £40 million+ on a new school and allowing it to become sub-standard before it opens.

1. the hearts statement doesn't actually state that the haymarket approval means that the gorgie approval is more likely, or should be more likely.

2. the approval of the haymarket hotel has absolutely no bearing whatsoever on the proposed gorgie development.
